Set it up in 10 minutes

  1. Get a thumb drive (or a cloud folder). Label it HOUSE FILE, [your address].
  2. Make these folders: Receipts · Warranties & Manuals · Improvements (before/after photos) · Permits & Inspections · Insurance · Paint & Finishes · Appliances (model + serial).
  3. Drop in the log (the .csv above). Open it in Excel or Google Sheets.
  4. The habit: anything you do to the house, add one row and save the receipt. Put a sticky note on the fridge so you remember.

What raises your cost basis: additions, remodels, new roof, HVAC, windows, water heater, flooring, landscaping and hardscape, solar, pool, new systems. Routine repairs usually don't, but log them anyway for warranties and for your buyer.
