What isn't permitted: bulk copying or reproducing this site's content or compiled data, using it to train or fine-tune an AI model, or scraping it to build a competing product or site. 1. What this site is

2. Ownership

All original content on this site — including but not limited to written articles, guides, the market almanac and its year-by-year data compilations, charts, page designs, and the MacBox answer engine's outputs — is owned by us or licensed to us, and is protected by U.S. copyright law. Individual real estate listing data is sourced from the California Regional MLS (CRMLS) under licensed IDX access and displayed per CRMLS's own rules; it is not owned by us, but the compilation, selection, arrangement, and analysis of that data into the market almanac, comparison pages, and related tools is original work and is protected as such, independent of the underlying facts.

3. AI, automated access & data mining

We do not consent to this site being used to train, fine-tune, or otherwise improve any machine learning or AI model, in whole or in part, without a separate written license. This is a reservation under Article 4(3) of the EU Digital Single Market Copyright Directive and equivalent text-and-data-mining opt-out provisions elsewhere. The machine-readable version of this reservation is published at /.well-known/tdmrep.json (the TDM Reservation Protocol) and reflected in our robots.txt, which explicitly disallows crawlers identified for AI-training purposes while welcoming those used for live search and citation.

Automated tools may not scrape, crawl, or bulk-download this site's pages, data, or images except: (a) the search and AI-answer-engine crawlers explicitly allowed in robots.txt, for the purpose of indexing, live query answering, and citation; and (b) standard site-monitoring tools operating at a reasonable, non-disruptive rate.
