“Sellers only” means I never enter into an agency relationship to represent a buyer. It does not mean refusing to show homes to or accept offers from unrepresented buyers. When I show my own listing to an unrepresented buyer, I am acting on behalf of the seller—the buyer is a customer, not my client. My duty stays with you. I have not represented a buyer since 2021 and will not do it again.

Why Dual Agency Is the Conversation Most Sellers Should Be Having

Dual agency asks the homeowner to accept diluted loyalty. The seller often trusts the personality of the agent rather than the structure of the relationship. I remove the conflict by removing the second client relationship. Unrepresented buyers can still view the property and submit offers—but they are not my clients. I represent the seller side only.
