Hand this file to your buyer and your home sells with a documented history. Buyers love it, and a well-kept home earns trust and price. -------------------------------------------------------------------- SET IT UP IN 10 MINUTES -------------------------------------------------------------------- 1. Get a thumb drive (or a cloud folder). Label it: HOUSE FILE - [your address]. 2. Create these folders inside it: /Receipts /Warranties-and-Manuals /Improvements (before + after photos) /Permits-and-Inspections /Insurance /Paint-and-Finishes (brand, color, room) /Appliances (model + serial numbers) 3. Put home-record-log.csv (from this kit) in the root. Open it in Excel or Google Sheets. 4. THE HABIT: anything you do to the house, a repair, an upgrade, a service call, a new appliance, add ONE row to the log and drop the receipt in /Receipts. Put a sticky note on the fridge so you remember. -------------------------------------------------------------------- WHAT COUNTS TOWARD COST BASIS (log these carefully) -------------------------------------------------------------------- Additions, remodels, new roof, HVAC, windows, water heater, flooring, landscaping and hardscape, solar, pool, new systems.
